Project Description
The project covers the engineering systems of designated executive floors in a major energy corporation’s headquarters building — water supply, drainage, ventilation, cooling, power, thermal substations, leak control, and air curtains. The goal was to bring these floors’ systems under unified, round-the-clock dispatching with remote control, working alongside the building’s existing dispatching platform.
Iotellect delivered a distributed dispatching-and-control system, integrated with the building’s existing Siemens Desigo platform. It brings the floors’ engineering systems into one supervisory layer, with round-the-clock monitoring, remote control in automatic and manual modes, and automated response to emergencies such as leaks, fire, and freezing of ventilation units.
SOLUTION
Control-room ergonomics. Operator workstations and video walls are driven from compute hardware relocated to the server room, cutting heat output and noise at the dispatcher’s desk. herd safety, reduce losses, and make more informed decisions—all from a single, easy-to-use mobile app.
Unified dispatching. Water supply, drainage, ventilation, cooling, power, thermal substations, leak control, and air curtains are monitored and controlled from one operator workstation, in both automatic and manual modes, with each system’s state surfaced to the dispatcher on duty.
Open-protocol integration. Connects into the building’s existing Siemens Desigo dispatching system over BACnet and Modbus, pulling equipment from different manufacturers into one interface without replacing what’s already installed.
Emergency-scenario automation. Automated protection logic for leaks, fire, and freezing of ventilation units surfaces incidents immediately, supporting round-the-clock monitoring and rapid response.

Hardware and Environment
The system integrates with the building’s existing Siemens Desigo dispatching platform over the open BACnet and Modbus protocols, using the Iotellect platform’s 50+ protocol drivers to bring Siemens equipment, chillers, and multi-vendor sensors into one supervisory system. It runs on a redundant multi-server cluster with automatic failover and background data recovery, deployed as a distributed architecture with server and communication-channel redundancy for fault tolerance.
Benefits
- One operator interface for the floors’ engineering systems, giving a single point of monitoring and control;
- High fault tolerance from the distributed, redundant server architecture, with automatic failover if a component fails;
- Lower maintenance costs through automation, plus optimized energy consumption and lower operating costs;
- A modular design that extends the same dispatching layer to other buildings, lowering capex on future rollouts.
